  1. I can't find the property I want on the map. Does that mean that no one is paying taxes on it?

More than likely, someone is paying taxes on it. The appraisal roll is based upon deeds, not the maps. The maps are mainly for the use of our appraisers to help them find the property and get an idea of what it looks like. Property can be missing on the map for several reasons:

  1. It's a new split that hasn't been worked yet.

  2. The property hasn't changed hands since the appraisal district was created. Some properties that haven't changed hands in the last 17 years are hard to locate because we do not have a deed reference to go by. Some of these property's accounts were set up by previous entities that did not have them mapped out.

  3. The map is constantly being updated and in the conversion from paper to digital, the maps fell behind for about two years. We are currently working those deeds to get the maps up to date.

  1. Why does the property I want NOT have an account number on it?

Again, this is probably for the same reasons as above.

  1. It's a new split that hasn't been worked yet.

  1. Why is the name on the property I'm looking at wrong?

    Our maps are constantly being updated but in some areas we have fallen behind. Our main goal at this time is to get all of the properties on the map and to get new splits on the map. As we get a chance, we will be working name changes. In the meantime, look up the account number in the appraisal role to be sure. The names may change, but the account numbers usually remain the same.

  1. Why aren't the lots drawn in on my sub-division?

    In the past, the appraisers have taken sub-division plats with them in the field to work sub-divisions. Because of this, the individual lots did not need to be drawn on the maps. Now, however, we are adding the lots onto the maps as we get time starting with newer sub-divisions first. Eventually, all sub-division lots will be drawn in.

  1. Is the property I'm looking at for sale?

    We don't really know. The best thing to do is to contact the owner or a real estate agent.

  1. Are the taxes paid on this property?

    Again, we don't know. The job of the appraisal district is to appraise the property. We are not involved with the collecting of taxes. To find out if the taxes have been paid, please contact the Hays County Tax Assessor/Collectors Office at (512)393-5545.

  1. What about dimensions?

    At this time, we are not putting dimensions on our maps. The best place to get the dimensions is either from a sub-division plat or from the deed for the property. Dimensions are an option for the future, but at this time we don't have a real need or the manpower to put them on.

  1. I sold part of my property last month. Why isn't the new sale on the map?

    Because of the way the appraisal district works, we usually stay about 1 year behind. The cutoff date for us is January first. After the roll is certified every year, we start working on the deeds that have happened since January first. This does cause some confusion to the public, but a date had to be picked as and ending point for tax purposes.

  1. Can I get a copy of a sub-division plat?

The appraisal district does have microfiche records of the sub-divisions in Hays County that can be printed on 8 1/2" X 11" paper. To obtain a copy, send a stamped - self addressed envelope, a written request and $5.00 to:

However, to get a better copy of a recorded sub-division, the originals are recorded at the Hays County Clerks office. Their phone number is (512)393-7330. Frequently, the microfiche copies are hard to read dimensions off of and the originals make better copies.

  1. What is an unrecorded sub-division?

    Starting in 1964, sub-divisions were required to be filed with the County Clerk. Sub-division prior to this do not always have a recorded plat. Hence, they are unrecorded. More recently, some sub-divisions have used some loopholes in the rules to avoid having to go through the lengthy recording process. These are also unrecorded.. The appraisal district has plats of MOST of the unrecorded subdivisions in Hays County. These are of varying quality and some are just hand sketches.

  1. Is this property in the flood plain?

    The Appraisal District does not make flood plain determinations. To find out if your property is in the flood plain, please contact the Environmental Health Department in San Marcos.  512-393-2160
